Our Services

Designers Architectural, P.A.,  will provide Master Plan Design, Schematic Design documents, Design Development documents, and Construction documents, including civil engineering, landscape architecture, architectural, structural, mechanical, electrical, plumbing, fire protection, regulatory and permit applications and coordination between all design professionals for the proposed project.  Construction site observations, shop drawing review, and RFI's as needed for the project. 

 

Master Plan Design: Includes coordination with the Civil Engineer and Landscape Architect to derive at the most feasible site plan for the proposed project. Review of applicable building and site restriction codes jurisdiction.

 

Schematic Design: Includes building design, several building design options for exterior elevations and typical wall section, basic understanding of structural, mechanical, electrical, and plumbing systems to be used in the project. 

Design Development: Includes revised design of floor plans, all exterior elevations, and typical wall section.  Basic understanding of the structural, mechanical, electrical, and plumbing, with basic outline specification on the drawings for all disciplines in order to obtain preliminary pricing.  Review of applicable building codes with officials having jurisdiction.

 

Construction Documents: Includes the detailed and complete development / documentation of the architectural, structural, electrical, mechanical, and plumbing, and energy code forms for the new building in order to obtain building permits, including revisions as required by building authority for issuance of the building permit.

 

Bidding/ Negotiation: Includes assistance in interpreting the design intent of the construction documents with the contractors bidding the project and review of any engineering suggestions that may occur.

 

Construction Observation: Includes one (1) site visit per month for review and verification of progress and contractors pay application request, review of shop drawings, any request for information – R.F.I. (telephoned or faxed questions), review of test reports, and preparation of a “Punch List” at the time of substantial completion and a final building observation inspection.
